Terms of sale

These terms cover the home report you can buy on an address page. Everything else on StreetDossier is free and needs no account.

Who you are buying from

The sole trader named, with a postal address, in our legal notice. Email hello@streetdossier.com about anything on this page or an order.

What you get

A PDF report on one home: every energy performance certificate lodged for it, the sales matched to it since 1995, questions to ask the seller, and everything on its street's page (sales, energy ratings, flood risk, council tax, planning and heritage, roadworks, broadband, schools, getting around, local services, parks and green space, landmarks, air quality, road, rail and aircraft noise, height above sea level, food hygiene ratings, crime, and census figures on people and work), and the climate month by month (Met Office averages for 1991 to 2020), sunrise, sunset and daylight through the year, and earthquakes recorded within 50 km (31 miles) since 1970 (British Geological Survey), worked out for the home, each with its source and the date the source published it. The report is built when you pay, from the open data we hold that day, and is not updated afterwards.

The report is information from public registers and other open data. It is not a survey, a valuation, a property search, a flood certificate or legal or financial advice, and it does not say whether you should buy a home. The records can be incomplete, out of date or wrong at source, and some figures describe areas rather than the home itself; each section of the report says what it covers and what it cannot tell you.

Price and payment

The report costs £9.99. That is the whole price: there is no delivery charge, and no VAT is charged because we are not registered for VAT. You pay through PayPal, with a PayPal account or a card; PayPal's own terms apply to the payment, and we never see your card details.

Delivery

When the payment goes through you are shown a link to download the report, and the same link is emailed to the email address you gave PayPal when you paid. The link works for 30 days and downloads the report up to 5 times; keep a copy of the PDF. If you have a problem with the download, or the link stops working before you have a copy, email us with the order reference and we will send you a new link. If the report cannot be made at once, we will email it within one working day.

Your right to cancel

The report is digital content supplied as soon as you pay. Before you pay, you ask for it to be supplied straight away and accept that you then lose the 14-day right to cancel that would otherwise apply (Consumer Contracts Regulations 2013, regulation 37). If the payment does not go through, there is no contract and nothing is charged.

If something is wrong

Your rights under the Consumer Rights Act 2015 are not affected: digital content must be of satisfactory quality, fit for purpose and as described. If the file will not open, the report is for the wrong address, or it does not match the data we published on the day, email us with your order reference (it starts SD-). We will put it right, and if we cannot, we will refund you. Refunds go back through PayPal.

Using the report

The report is for you and the people helping you with a home: your family, conveyancer, surveyor, lender or adviser. The data in it is published under the licences listed at its end, mostly the Open Government Licence, and you may reuse that data on those terms. Please do not resell the report itself.

Our responsibility to you

We take care that the report reproduces the published data faithfully, but we cannot check the registers themselves. We are not responsible for losses that come from relying on the report for a decision it is not meant for (such as whether to buy, at what price, or whether a home floods), or for losses we could not have foreseen. Our total liability for a report is limited to the price you paid, except where the law does not allow a limit, such as for death or personal injury caused by negligence, or for fraud.

Your personal data

How we use the email address PayPal gives us, and how long we keep the order: privacy.

Complaints and law

If something is wrong with your report or your order, email hello@streetdossier.com with the order reference. We will reply within 14 days, and if the report is at fault we will put it right or refund you.

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you keep the protection of the consumer law where you live, and nothing in these terms takes it away.
